Knowing where to find foreclosures is the first step toward making consistent profits as a serious foreclosure investor. Those making the most money buying and selling foreclosures do so by being systematic and patient in their process. It will save you time if you understand exactly where to look for these distressed properties - it is the first step.

1. Search Public Records

You should first check with the County Clerk at the County Recorder's Officefor NOD ( Notice of Default), Lis Pendens or for a Notice of Sale to find foreclosure property. These are properties posted as being in foreclosure and are public record. These are available to anyone requesting them. This office will get the new foreclosure listings before many of the data services so check here to get the first look at new forecosures. Oh yes... searching public records is FREE also.

2. Looking Online - Automated and Prefered Method

Searching for pending bank foreclosures online is much easier. You will need to sign up with an online directory service that provides weekly postings of new foreclosure properties. Most of these are free for a trial period - 7-30 days - then you must pay to keep the service. I would recommend that you try a free service first so you can evaluate which ones are best for you. Most services will provide national and regional data of Notice of Default, Notice of Trustee Sale and Lis Pendens data on properties in the foreclosure process. This includes providing you with : name, address, loan amount owed, and additional loans outstanding. Some may provide contact phone numbers. 3. Search Local Newspapers

Lastly, you can check the newspaper. It is required that when a foreclosure is filed, the Notice of Sale is published in the newspaper. These are usually found in the Public Notice section of major newspapers.
